Schematic Design
This is where every project begins. We take time to understand how you live, what you need, and what inspires you. Through site analysis, layout studies, and initial concept sketches, we explore the overall structure and flow of the space. The goal of this phase is to establish a strong design direction that aligns with your vision and sets the foundation for everything that follows.
Design Development
With a clear concept in place, we move into refining the design. This includes detailed floor plans, elevations, and key architectural elements. We begin selecting materials, finishes, fixtures, and architectural detailing that reflect both the function and feel you’re after. We’ll present mood boards and design palettes to help you visualize how all the elements work together. At this stage, we also begin coordinating with engineers and consultants as needed.
Construction Documents
This phase is all about precision. We prepare a full set of technical drawings and specifications that will be used for permitting and construction. These documents include detailed dimensions, cabinetry drawings, finish schedules, lighting plans, and any other information your builder needs to execute the design exactly as intended. Clear documentation reduces errors and ensures a smoother construction process.
Permitting
We handle the coordination and submission of plans for building permits, making sure all design documents meet local codes and zoning regulations. We also work closely with the structural engineer and any required consultants to streamline the approval process. Our experience navigating permitting helps avoid delays and keeps your project on schedule.
Construction Administration
We stay involved during construction to protect the integrity of the design. This includes site visits, reviewing submittals and shop drawings, answering contractor questions, and resolving any issues that come up in the field. We keep communication open between all parties to ensure that what gets built matches the design—and your expectations.
